The word real estate refers to landed properties, i.e., land and/ or buildings. By real estate auction we mean sale of landed properties by inviting people and offering to them to buy the property.

The real estate auction is generally organized by professionals in this field who may be real estate agents who help the process of sale/purchase of properties and earn commission. Here we can call them auctioneers.

To sell an identified property, the auctioneers fix a date, time and venue to conduct the auction. They then invite persons/corporate houses who may be interested in buying properties. This can be done by different means of media, viz. TV, Newspaper, Internet, advertisements, announcements, and pamphlets.

The interested people assemble at the decided place and time; the auctioneer’s representative announces the details of property on offer, its highlights, advantages and encourages people to buy. Terms and conditions are also announced. Generally, to bind the successful bidder (buyer), the auctioneer takes some advance money on behalf of seller.

The actual bidding now starts:

• A person gives/announces his bid or price at which he can buy.

• The auctioneer encourages others to raise the bid. He adopts different selling/marketing skills.

• Other persons also offer their bids (if they wish so, there is no compulsion) and thus the selling price escalates.

• The process ends as per rule in this regard (that is the rule /procedure to end the bidding process).

• The auctioneer announces the successful bidder and the selling price of property is determined.

This is how the entire process of a real estate auction goes about. It is often a very lively encounter that sees a lot of war of nerves. There are many auction types and auction formats. Single Seller/Single Stand-Alone Auction, Single Seller/Multiple Property Auction (Portfolio Sale), Multiple Seller/Multiple Property Auction are some of the auction formats. While Open-Outcry, Sealed Bid Offerings, Convertible, Simulcast Auction are some of the auction types. The type of property under consideration and the strategy of offering obtained determine the category of the auction.

Real estate auction can be also a great idea to build contacts and know your competitors and you can plan your moves better after knowing that. So go ahead and bid your heart out to win that most prized and valuable piece of property. You can find yourself some great bargains and prices.
